Fusion Building Systems (Fusion) has won a major contract with Inspace to supply and erect 25,300m² of light steel frame for a key worker apartment scheme in St George’s, Tooting designed by Hunter & Partners Architects.

Funded by Thames Valley Housing Association, the finished development will comprise of three 5-storey apartment blocks providing a total of 672 units – 25 per cent of which will be available as affordable and shared equity housing - plus 300 m² of commercial space.

Installation of the system will be delivered in two phases. Phase One – taking 18 weeks – has already started and is due for completion by Summer 2008, whilst Phase Two is due to start at the end of 2009 and will take 14 weeks.

Vinod Bhanderi, Operations Director at Inspace, comments: “Inspace has already worked with Fusion to successfully deliver a six-storey 350 unit apartment block providing student accommodation for St George’s Hospital last year. The Fusion system offers a number of benefits; the standard light gauge steel walls are up to 60 per cent lighter than traditional construction walls while offering a very high strength to weight ratio, meaning less actual tonnage of steel is required.

“Not only can the frame can be erected at great speed, it still delivers in terms of quality and durability – the steel members do not shrink or creep, the system is certified by the BRE, IAB and BBA and accepted by NHBC. A Fusion steel frame building will last longer than the standard 60-year design life required. Furthermore, the superior energy performance helps us meet Part L Building Regulations to create more sustainable built environments.”

Graham Bennee, Business Manager at Fusion, added: “The main site constraint that we have to overcome is the logistical difficulty of having only one site entrance. However, as the Fusion system is prefabricated off-site, we are able to time the delivery of frames in sync with the rest of the build programme, to cause minimal disruption“.

The entire development spans 6 hectares, forming part of the Government’s Key’s to the Capital initiative, and when complete will be one of the largest key worker and social housing schemes in the UK.
