UNDERFLOOR HEATING ON FIRST FLOOR HELPS TO SELL LUXURY PROPERTY

REHAU’s new SOLUS upper floor underfloor heating system has been used in a stylish new property in Cornwall enabling the developer to offer potential buyers the luxury of having underfloor heating throughout.
Typically, in new build properties developers opt for underfloor heating on the ground floor and radiators elsewhere because of the time and cost involved in fixing on the first floor, but REHAU SOLUS overcomes these difficulties by fitting the underfloor heating pipework onto the underside of the floor from the room below.
Developers First Step Homes bought The New Inn at Traboe near Helston with the intention of renovating the old public house into a luxurious new home. However, structural problems with the original cob walls meant that it had to be demolished and a new 2000sq ft timber frame structure and green oak extension built in its place.
First Step originally intended only to fit REHAU underfloor heating on the ground floor of the new house but was introduced to the new SOLUS concept by the installers HS Tech Partners who persuaded the company of the benefits of improving the specification to exceed potential buyers’ expectations.
SOLUS uses a series of channelled aluminium plates safely fixed to the underside of the joist floor from the ceiling below. REHAU’s 12mm RAUTHERM PE-Xa pipework is then clipped within the C-shape channel and fed through holes drilled in the joists where necessary. It can be used with either 400mm or 600mm joint spacing and there is no requirement to notch the joists.
For the construction and installation teams, there are considerable benefits in terms of making the installation quicker and safer than before and, for the eventual homeowner, there are significant improvements in energy efficiency and comfort levels because the aluminium of the plates conducts heat evenly and effectively across the floor.
Jason Didcott, Managing Director of HS Tech Partners, says that REHAU SOLUS is proving a very easy sell. He says: “Our experience with First Step shows just how keen developers are to be able to use underfloor heating throughout a property and not to have to compromise and use radiators upstairs. It is a simple and ingenious solution to a long standing problem and is typical of REHAU’s innovative approach.”
